A home inspection typically takes place approximately seven days after you’ve accepted an offer. The Covelle & Cohen team will expertly navigate any negotiations that may arise after your home is inspected.

THE PURCHASE AND SALE AGREEMENT:
The Purchase and Sale Agreement (P&S) is usually signed within 10 to 14 days following acceptance of the offer. This formalized binding contract details the Offer to Purchase. At this time, the buyer’s remaining deposit is due to be held in escrow until the closing.
After the P&S is signed, the bank will contact an appraisal company. An appraiser will make a visit to your home and supply the bank with a list of comparable properties to help them ensure that your property is being sold for a reasonable amount.
THE MORTGAGE COMMITMENT DATE:
The lender usually issues a mortgage commitment within 3 weeks of signing the P & S.
Usually obtained with 1 to 2 weeks after the loan is approved.
This includes but is not limited to smoke and carbon alarm inspection, final water reading, or any required condo documents.

LET US HANDLE THE DETAILS:
As we come closer to the actual closing date, we will need to obtain some critical documents, that include but are not limited to a smoke & carbon alarm inspection, final utility readings, Title V as well as 6D’s (specific to condominiums).
45-60 days from the signing of the P&S is a typical turn around time for a closing. It may be held at the attorney’s office, at one of our offices, or the Registry of Deeds.
